East Valley Property Management specializes in single family homes, town homes, and condominiums. We manage properties in the entire East Valley region, covering Ahwatukee, The Foothills, Chandler, Tempe, Mesa, Gilbert, Queen Creek, Gold Canyon, and Apache Junction.
Property Services:
We tailor our services to fit your specific preferences. We are the solution for owners who have neither the time nor the desire to become involved in the complexities of property management.
We can arrange for all necessary property services such as gardening, painting, cleaning, pool service and repairs. A solid relationship with qualified vendors who are licensed independent contractors assures us of qualified, prompt, and economical service. We have found the best way to keep costs to you at an absolute minimum is to avoid the expense of a full-time maintenance department.
Some owners prefer a "hands -on" approach to property management where they cater to the property needs and repairs. We are here to support owners in the way they would like their properties managed. We offer flexibility and assistance in allowing owners to have as much or as little personal involvement in the management and care of their properties as they would like.
Tailored Financial Services:
We design our services to fit your specific needs. We will collect the rents and do all necessary disbursement of funds such as payment of rental taxes, utility bills, and repair expenses.
We keep you informed of transactions on your property through monthly statements. These statements provide details regarding the month’s income and expenses. We utilize a fully computerized accounting system using software developed especially for property management.
It is our interest to give you each month's accounting and your rental funds as soon as possible. For this reason we close out the month's activity the third week of each month so statements and rental income can be mailed prior to the last week of the month.
In addition, options are available for the direct deposit of funds, the payment of mortgages, the payment of insurances and the payment of association dues. Please ask an associate for details.
A minimum amount of $600 is maintained in a trust account for your property to cover minor emergency repairs.
Management Fee:
We do an outstanding job and are highly competitive in our pricing structure. We are pleased to offer you the low rate of 8% per month management fee on unfurnished single family homes. This rate includes single-family homes, town homes, and condominiums.
Unlike many other management companies, our objective is to keep the costs to you at an absolute minimum. We do not charge a management fee on any vacant unit. Nor do we charge you a set-up fee. We also have a small leasing fee of $250.
Advertising:
We use a broad range of advertising media including internet web sites, signs, and Realtor referrals. Another means of locating prospective tenants are the many incoming telephone calls we receive requesting information regarding our vacancies. We have success in finding well -qualified tenants quickly, so our vacancy factor is much better than the market average. Please ask an associate for pricing details.
Prospective Tenant Screening:
We do everything possible to select high quality tenants who will care for your property. A lengthy application is required giving us all pertinent information. We contact present and prior landlords for complete tenant history. We verify employment and income to insure financial stability. In addition, we are able to confirm credit responsibility with a credit report from Credit Data Southwest, Inc.
Rents:
Our experience and knowledge of the East Valley market allows us to accurately assess each property's fair rental price. We suggest the highest market value without increasing the vacancy rate.
East Valley is committed to maximizing your investment dollar with tenants who pay rent in an appropriate and timely manner. We take an aggressive approach to collecting rent. Legal notices are sent out several days after rent is delinquent. If rent is not collected, we proceed with the legal process for eviction.
Regular Inspections:
Regular drive -by inspections are conducted along with periodic inspections of the property's interior. When tenants move out, a thorough inspection is completed of the entire property. Any repairs and cleaning attributed to the tenant are ordered and deducted from the security deposit.
Accessibility:
We are available during business hours Monday thru Friday from 9am to 5pm Arizona time. Management of properties continues beyond the business workweek; we are available for emergencies 7 days a week and 24 hours a day.
