“A good decision is to hire a professional, full-time, property manager. I look back and laugh a t how I thought I could manage this property from a distance. How would it be possible for me to manage a property from a distance and handle any of the following: screen and select tenants, collect rents and issue the legal notices when necessary, make repairs in fast order to keep the tenants happy, find out right away when a tenant has "skipped," handle tenants moving out and moving in, and know the market to be able to charge the correct rent.
We met Werner and Annette Ludwig, and everything about them seemed perfect. We could immediately tell that they were the type of people who took pride in their work and had great desire to provide customer satisfaction, both to the owners who employed them, as well as the tenants who rented from them.
Normally, I would not be comfortable delegating so much control because it is my style to be a very "hands on" property manager. However, this is just not feasible since I live so far away. I am fortunate that Werner takes care of our property just as if it were his own. Thanks to Werner, we made the decision to buy more property in the Phoenix area, and in March of 1990 bought two mo re homes. The opportunity for long term profit is excellent.
